The Waterfront on Hanover Quay should probably be renamed the Phoenix, given that this is an apartment development born into the ashes of a recession that was unkind to, well…apartment developments.

A two-bedroom apartment here was worth €280,000 four years ago. Today it is worth – gasp! – about €650,000. That includes this one, No 49.

While the Waterfront is considered a prestigious development, most of its units are calibrated towards mid-range professionals – neither penthouse-posh nor shoebox shabby. There are two decent-sized bedrooms with fitted wardrobes and two hotel-style bathrooms with those rainfall shower-heads and huge beige marble tiles we all went mad for in 2009.

The living area is open-plan with a glossy SieMatic kitchen just larger than a galley. The finish is good, of course, with higher than average ceilings, wider than average doors, Neff appliances, hardwood floors, underfloor heating and floor-to-ceiling glazing.

You will thank the developers for that last one, given that this unit is on the fourth floor with a south-facing balcony where you can watch the evening lightshow that is Dublin’s docklands.

There is a car parking space too, not that it will see a huge amount of to and fro. The sort of person who lives here probably walks to work, eats out in the ‘hood and uses the oven as show storage.

We say: Management charges are €2,224 per annum, but it’s Grand Canal Dock so you were expecting that, right?
