The Sunday Times | City Slicker – Quay position for a chic revamp

The Sunday Times, Sunday, June 25th 2017

This artful renovation of a roomy waterside apartment in the voguish Dublin docklands comes with enviable views, writes Dara Flynn

If you were going to pick a three-bedroom apartment in Dublin’s docklands, ideally it would face east across the Irish Sea, and have view of the comings and goings of the port, the headland of Howth and Ireland’s Eye.

No 55 The Dock Mill doesn’t – it looks west – so it’s a good job the alternative view is idyllic enough, overlooking the inner Grand Canal Basin, with its flotilla of little house barges and colourfully painted leisure boats.

For those moments when you’re not gazing out the window, the interior is also a looker. Whoever renovated it dispensed with the oppressive pine palette most Irish apartments endure. Here, the looks is crisp, with an of-the-moment grey and beige scheme, plus splodges of high colour – at least half-a-dozen viewings are likely to be booked on the basis of the lounge’s oversized angular yellow floor lamp alone.

Given that most Irish developers still assume that those who don’t live in houses hate to cook, the kitchen is just a minor upgrade on the classic galley model, albeit with a glossy finish and the must-have integrated Neff appliances.  At 90 sq m, the apartment is relatively roomy, and there are three bedrooms, one of which has an ensuite bathroom, plus a large main bathroom. The trimmings include hardwood floors, granite worktops, recessed lighting, generous storage, a terrace and parking space. The annual management charge is €2,705.

They say: The Bolands Quay development, once completed, will upgrade the entire area in spectacular fashion.

We say: Its hefty size and location at the junction of Facebookville and Googletown go some way to explaining that price tag.
