Apartments in the crescent-shaped Herbert Park Lane apartments seldom come up for sale. The trio of six-storey sandstone-coloured buildings overlook the river Dodder on one side and Herbert Park on the other and were built by Sheelin McSharry on the five-acre former Johnston Mooney and O’Brien site to a design by O’Mahony Pike Architects. When the development was first launched, one-bedroom apartments sold for about IR£50,000, about €63,486. The scheme was completed in 1998.

Number 1 the Cedars is a two-bedroom ground-floor apartment which was purchased in 2007 and completely refurbished. The owner installed underfloor heating throughout which sits on engineered oak flooring. The 70sq m (753sq ft) property faces the river and its good-sized living room overlooks the lush grounds, which are beautifully landscaped.

Floor-to-ceiling double-glazed windows include French windows by Munster Joinery that open to a Juliet balcony framing a view that includes the RDS on Anglesea Road and also dips to include the subterranean car park where the apartment has one allocated space. A decent side balcony is accessed from the living room.

The property has a small kitchen that includes a corner breakfast bar, granite countertops and Zanussi appliances. A sliding door closes it off from the living room.

The master bedroom has a fine-sized en suite, while the second double can use the guest toilet, which includes a shower. Both bedrooms have built-in wardrobes. There is good storage throughout, including linen and broom cupboards. The BER is E1.

The Cedars is accessed via Anglesea Road. According to the property price register, in 2014 three properties sold in the Oaks: number 44, a two-bedroom residence, sold for €440,000 in January; number 24, a one-bedroom property, sold for €295,000 in October; and number 25, a three-bedroom property, sold for €810,000 in November. In 2015, 62 the Cedars, a two-bedroom unit, sold for €426,000 in June; another two-bedroom unit, 62-63 the Oaks, sold in October for €585,000.

Number 1 the Cedars is asking €525,000 through agent Owen Reilly. Annual service charges are currently €2,400.
