Across the capital, properties are now going sale agreed in under five weeks on average, reflecting both the pace and intensity of buyer activity. Well-presented, accurately priced homes are attracting immediate interest, with many progressing quickly from launch to agreed sale.
A notable trend is the level of competition among buyers. Properties are achieving, on average, circa 12% above asking price, as bidding activity remains robust across key areas of Dublin. In many instances, asking prices are being used strategically to generate momentum, with final sale prices reflecting the depth of demand.
At the core of these conditions is a continued shortage of available stock. Supply remains exceptionally tight, creating an imbalance that favours sellers and places pressure on buyers to act decisively. This scarcity is influencing behaviour across the market, with purchasers increasingly prepared, financially and logistically, to move quickly when opportunities arise.
The result is a market that rewards readiness and precision. For sellers, it presents an opportunity to achieve premium results within condensed timeframes. For buyers, success lies in being informed, agile, and prepared to compete.
